When determining the value of your home, your agent will conduct a Comparative Market Analysis, also known as a CMA. Pricing your home correctly will generate competitive offers and lead to the house selling more quickly. Before putting your home on the market, it’s important to make sure it’s ready to be sold. It may seem invasive at times, but potential buyers will be inspecting each room to determine if they could imagine living there. Rooms should be free of clutter and personal items but should be staged to show the room’s intended function.
Once your home is ready to sell, your agent will list it online on various social media sites as well as the local MLS service. Showing your home is very important. You can set specific times and dates for showings, but it may be in your best interest to be flexible. You may also decide to hold an open house. We will discuss which option is best for you.
After buyers have seen your home, offers will start to come in. We must review every offer and will compare them to find the best deal. If accepted, the terms of the offer are binding, at the time the offer is signed. If rejected, the offer is null and requires no additional consideration. If a counteroffer is submitted back to the buyer, they are free to accept, reject or counter the new terms. This process will repeat until an offer is accepted or rejected by either party. The counteroffer becomes binding when accepted and signed.
Earnest money is deposited by the contract's negotiated date, typically held by the agent’s broker or closing attorney. During the Due Diligence Period, the buyer arranges a home inspection at their expense. Any concerns trigger an amendment for fixes or price adjustment. Agreement proceeds with the sale; disagreement allows contract termination without legal consequences, returning the earnest money to the buyer.
